If you have ever been out on Lake LBJ you may have passed by Web Isle (Web Island) without even realizing it.  Web Isle is a small island on Lake LBJ in Granite Shoals consisting of waterfront lots and homes.

Web Isle is a very unique waterfront spot because it offers wide open waterfront property on one side and cove protected waterfront on the other.  Waterfront homes on Web Isle start in the high 500k’s and range up over $1,000,000.  When you pull up on Web Isle, just passed Tropical Hideaway, you can either go left on Web Isle or take a right to Impala Isle.  These are the same island but to the left you have nicer new homes and to the right you see older homes.  However, redevelopment has already started on Web Isle as older homes have been demolished to rebuild bigger, structures because the waterfront is so prime.

Granite Shoals is a wonderful community located seven miles west of Marble Falls, just off of FM 1431 a few miles before Kingsland, Texas.  Granite Shoals was first incorporated as its own city in 1966 which is comprised of various sections of the Sherwood Shores subdivision, which at the time was the largest platted subdivision in the State of Texas.

Speculation is the kiss of death in any form of investment. Real estate transactions in particular can wilt at the mere hint of conjecture, turning a once hot client as cold as the lake in December. Rough Hollow at Lakeway is one of two new master planned waterfront communities on the South Shore of Lake Travis in Austin, Texas.  The first homes were completed in 2007 but community is definitely still taking shape.  The development sits on over 1800 acres with varying topography and product offerings.  The price range also varies quite a bit from $280,000 to over $ 3 MM for some of the premium waterfront/lake view homes.

Rough Hollow hosted both the 2008 and 2010 Parade of homes, a testament to the beauty of the landscape and quality of the custom builders the developers decided to partner with.  I was fortunate enough to attend the Parade and tour all 7 of the custom homes, and they were very impressive to say the least.

The newest amenity of Rough Hollow is the Highland Village which is currently under

construction.  This water themed amenity is essentially a small water park right in the community.  Access will be exclusive for Rough Hollow Home owners and this is in addition to the private marina and semi-private yacht club already in operation.

If there is one downside the Rough Hollow community, in my opinion it is that even the most epensive waterfront homes do not have the ability to have private docks.  This is compensated for by the state of the art marina and day dock, but still I feel some home owners would prefer the option of a  private dock, particularly in the $1 MM + price range.
